EH8: Holyrood, Abbeyhill and Willowbrae
Popular with growing families and young professionals alike, EH8 is an area that offers excellent investment opportunity.
Ideally situated between the city centre, the coast and the lush green spaces of Holyrood Park, this area offers something for everyone – along with a thriving local community feel, plenty of independent businesses and excellent transport links. It’s easy to see why this location is so popular with a wide range of tenants.
Three-bedroom properties in the EH8 area performed best overall in Q2 2023, offering an average gross rental yield of 7.7%. One-bedroom and two-bedroom properties both reported average rental yields of 5.8%, making this a wise choice of location for future property investment.

EH11: Gorgie, Sighthill and The Calders
Properties outside of the city centre have increased in popularity in recent years, meaning that these locations are now a more solid investment opportunity for landlords. The communities making up EH11 are a particularly good choice, as they offer fantastic transport links via bus, train or tram, and are traditionally more affordable than areas closer to the city centre, making them popular with students and young professionals in particular.
Three-bedroom properties in EH11 achieved an average gross rental yield of 7.4% during the second quarter of 2023, while two-bedroom properties reported a 6% yield, and one-bedroom homes a yield of 6.1%.

Rental properties in EH12 performed strongly during the second quarter of 2023, with a variety of property sizes and types appealing to a wide range of tenants.
